Natural & synthetic slate
Bergen's pre-war housing stock is slate country. Full restorations, selective tile replacement, and complete re-slating with matched quarry stock — plus synthetic systems where structure or budget rules out the real thing.
Kitchens, bathrooms, roofing, siding and windows — designed and built by one team, under one contract. Our own crews, one project manager, and a written assessment with photographs before anything is scheduled.

Bergen County's older homes were each built to a standard. We work to it.
Roofs and windows in these towns are larger, more architecturally complex, and far more likely to be finished in slate, cedar, copper or standing seam metal than in almost any other corner of New Jersey. Replacing or restoring one is not a commodity job, and it should not be priced or handled like one.
Johannemann & Sons is a general contracting practice with a deliberately narrow footprint: a defined set of Bergen County towns, a defined material set, and crews who work in those materials every day rather than rotating between trades. The same people who re-slate a Ridgewood Tudor in October are the people who frame an addition on it in March.
Most contractors quote whatever the supply house has on the truck. We specify to the architecture — because a 1928 Tudor and a 2019 custom do not want the same roof, and neither one wants a builder's default.

Copper valleys, standing seam bays, chimney flashing, gutters and leaders. The most expensive metal on the roof and the last one you will ever pay for — most failures we are called to fix are flashing failures, not roof failures.
Cedar moves with the season and punishes a careless install. We set it on breathable underlayment with stainless fastenings so it weathers to silver instead of cupping, splitting and curling off the deck in year seven.
Site-formed panels with concealed clips — no exposed screws, no gasket to dry out and leak in a decade. Ideal for the low-slope porch roofs, dormer cheeks and modern additions that Bergen's older homes accumulate.
Exterior envelope and interior renovation under one license, one insurance certificate and one project manager. Hover any line to see the work.

A kitchen is not a set of finishes. It is a structural opening, a re-run of the wiring, a re-piped wall and a ventilation route, and then a set of finishes on top. Most of what decides whether it is any good is closed up before the cabinets arrive.
We do the whole thing with our own crews — the wall that comes out, the beam that carries what it was holding, the plumbing and the circuits, the cabinetry and stone, and the trim that makes it look like it was always there. Bathrooms the same way: waterproofed as an assembly before a single tile is set.
Measured drawings, a load path for anything structural, and a written spec for what goes behind the walls — settled before demolition, not during.
Framing, re-pipe, circuits, ventilation and the waterproofing assembly. This is the part that decides whether the room lasts twenty years or five.
Templated after the walls are true rather than ordered to a drawing, so the reveals are even and the doors sit flush.
Six things we commit to on every job, whether it is a powder room or a whole exterior.
Named materials, quantities, exclusions and a fixed price — not a single number on a page.
Every estimate carries pictures of the actual condition. They are yours to keep whether you hire us or not.
The same person from the first visit to the final walkthrough. You will have their number.
Including the weeks nobody likes to show you — lead times, inspection windows, and the gap while stone is cut.
We file with the municipality and schedule the inspections. It is part of the job, not an extra.
Older homes hide things. We price for it up front, show you what we find, and unused contingency comes off your final invoice.
A crew is never more than half an hour from a job in progress — and we already know the housing stock before we arrive.

Tell us what the house is and what is worrying you. We will come out, get on the roof if it is safe to, and send a written scope with photographs — free, with no obligation, and you keep the photographs whether or not you use us.
